“For Rent”, “Open House” or any other marketing or directional signage is not permitted on any part of the Del Webb Ponte Vedra property.

 

Realtors are not automatically provided access into the community. Like other Guests, the Gate Attendant must receive authorization from the Owner and/or Resident before a Realtor is permitted to enter the Community.

 

A Resale Disclosure Package, used in the transfer or conveyance of real property prior to the closing of the transaction, discloses monies associated with the Property due to the Association and provides the Buyer with the Community Association documents. Effective July 1st some fees have changed. The Resale Disclosure Package, available for a fee, is not provided automatically and must be requested. Information is available at www.fsresidential.com. If an Owner will be a member of more than one Association, then a Resale Disclosure Package must be ordered for each Association. The Resale Disclosure Package includes the following: Welcome Letter, Estoppel Letter and Community Association Documents.

 

The owner or their agent must provide a copy of the unexecuted lease contract to management for review 10 days prior to allowing the proposed Tenant(s) to move into the home. The lease term cannot be less than one calendar year. Leases are age restricted. One tenant must be at least 55 years of age or older and the leased property must be occupied by at least one person 55 years of age.
